A fixed-rate loan is ideal if you plan on owning your home for several years and want the predictability of fixed monthly principal and interest. You get a fixed interest rate and monthly payments for the life of the loan.
If you're planning to own your property for just a few years or desire lower payments, you may want to consider an adjustable-rate loan.
- Lower introductory rates and initial payments
- Helps you qualify for a larger loan
If you need a larger mortgage, we have the jumbo loan to suit your needs. Choose from a wide variety of competitive fixed and adjustable rate mortgage programs for non-conforming loan amounts.
- Programs for building a new property, adding, or renovating an existing home
- Construction/Permanent Mortgages for long term ownership
- Builder/Developer Construction Loans
- Choose from one of our First-Time Homebuyer programs including our very own "Home-Start" Program
- Low and no down-payment program options available with flexible underwriting guidelines
Eliminate the risk of rising interest rates. We offer flexible interest rate lock-in options to protect you. You may lock in your rate the day you apply, or any time between application and five business days prior to closing.

The Municipal Mortgage Program is a partnership between Mass Housing and Winter Hill Bank to help municipal employees buy a home in the city or town where they work.
